Downsizing Before the Holidays: Why Fall Is a Smart Time to Start

Oct 12, 2026 · @homeswithmichelleg

If you have been thinking about downsizing "someday," this fall may be the best time to turn someday into a plan. Not a moving truck in the driveway next week, just a first step and a conversation.

Here on the North Shore, autumn has a way of making us take stock. The leaves come down in Lynnfield and Middleton, the gutters need cleaning again in Peabody, and the stairs in that Danvers colonial seem a little steeper than they used to. Then add the holidays approaching, and it is natural to start wondering: is this still the right home for the next chapter?

After more than twenty years helping North Shore families buy and sell, I have seen the people who start early, gently and without pressure, have the smoothest transitions. Here is why fall is a smart season to begin.

Fall gives you time, and time is everything

The biggest mistake I see with downsizing is not picking the wrong condo or listing at the wrong price. It is waiting until a move becomes urgent. A health change, a winter fall on icy steps, or a sudden job relocation for an adult child can turn a thoughtful decision into a rushed one – we all know being near the grandchildren is an important part of our next chapter).

Starting in the fall gives you months, not weeks. You can explore options, talk with your family, and make decisions at your own pace. There's no listing deadline and no moving date yet. Just room to think clearly about what you actually want your next chapter to look like.

The holidays open the door to family conversations

Thanksgiving and the December holidays often bring everyone under one roof. Making it a natural time to talk about the future, as long as you have done a little thinking and research ahead of time.

If you start in October, you will arrive at the holiday table with ideas for these conversations. You can share what you have considering, ask your kids which keepsakes matter to them, and let everyone weigh in without anyone feeling ambushed. These talks go so much better as a conversation than as an announcement.

And if you are an adult child noticing that Mom and Dad's house has become a lot to manage, the same is true for you. A calm, early conversation is a gift.

Declutter before the decorations come out

Have you thought about this: you are already going to pull boxes out of the attic and basement to find the holiday decorations. Why not make it the start of sorting, too?

As you go, try three simple piles:

  • Keep: the things you use and love, and that will fit your next home
  • Share: items to pass along to family, ideally in person over the holidays
  • Let go: donations, consignment, or recycling

Holidays are also a perfect time to hand down heirlooms. Giving your daughter the serving platter she grew up with, and share the story behind it, means far more than having it packed into a box later.

One more bonus: less clutter now means a calmer, roomier house for hosting this season.

Get ahead of the spring market

Spring is traditionally the busiest season real estate market for the North Shore. Buyers come out as the snow melts, and well-prepared homes tend to stand out.

If you would like to sell in the spring, fall and winter are your runway. That gives you time to:

  • Finish sorting and clearing out room by room, without rushing
  • Take care of small repairs and touch-ups indoors over the winter
  • Line up trusted help, like movers, organizers, and contractors, before their calendars fill
  • Understand what your home may be worth and what your options are

Waiting until April to start often means trying to declutter, repair, and list all at once. Starting in the in fall means you are ready when the market wakes up.

And if the right opportunity comes sooner, you will be prepared for that too. Buyers are still out in the colder months, and they're often serious ones.

A simple fall-to-spring plan

You do not have to do it all at once. Here is a gentle way to pace it:

  1. October: Dream a little. Jot down what you want in your next home. One floor? Less yard? Closer to the grandkids? Walkable to coffee and the library?
  2. November: Talk it over. Use Thanksgiving to share your thinking with family and ask what keepsakes matter to them.
  3. December: Sort as you decorate. Start your keep, share, and let go piles, and pass along heirlooms in person.
  4. January and February: Get your team together. Meet with a REALTOR®, and if it fits your situation, an elder law attorney, a financial advisor, or a senior move manager.
  5. March: Prep and plan your timing. Finish small repairs, stage, and decide when to list.
  6. Spring: Make your move, on your terms and your timeline.
