Is It Time to Sell? And Where Would You Even Go?
The two questions every right-sizing seller asks — and how to think through both
If you're weighing a move — whether that's a smaller home nearby, a single-level place that's easier to manage, or a fresh start somewhere new entirely — the same two questions almost always come up together. “Is now the right time to sell?” leads to “But where would I even go?” almost in the same breath. They're not really two separate decisions. They're two halves of the same one. Here's how I walk clients through both.
Question One: Is Now the Right Time to Sell?
This is rarely a simple yes-or-no. For most right-sizing sellers, it's less about the market and more about whether the house still fits the life you're living. A few things worth sitting with:
Does this home still make sense for you?
Maybe the kids are grown and moved out. Maybe the stairs, the yard, or the sheer square footage have gone from feature to burden. If you're spending more energy maintaining the house than enjoying it, that's a meaningful signal — regardless of what the market is doing.
What does your equity position look like?
Many longtime North Shore homeowners are sitting on significant equity, especially if you bought years ago. Understanding your home's current value — not what a neighbor's house sold for, and not an online estimate — is the first real step. A proper market analysis gives you the number you're actually working with.
Are you selling for financial reasons, emotional reasons, or both?
It's worth being honest with yourself here. Staying because you love the neighborhood is a real and valid reason. Staying because moving feels overwhelming is a different thing entirely — and one worth separating out before you decide.
Should you sell now, or wait a few more years?
There's no universal right answer. Some sellers prefer to move while the home is in great shape and they have the energy for a transition on their own terms, rather than waiting until a move feels forced. Others want to stay put a while longer. Either can be the right call — the key is making the decision on purpose, not by default.
Question Two: Where Would You Even Go?
Once selling starts to feel like the right move, this is the question that follows immediately — and it's often the one that stalls people, simply because there are so many directions to consider.
Smaller, but still nearby
Many sellers want to stay close to the North Shore community, friends, and routines they already have — just in a home that's easier to manage. A single-level condo, a smaller single-family home, or an active-adult community nearby can check that box without uprooting your life.
Closer to family
Some sellers' priorities shift toward being nearer to adult children or grandchildren, trading some independence for more built-in support and connection.
Somewhere entirely new
Others are ready for a real change — a different climate, a lower cost of living, or a lifestyle that better fits retirement. If a move out of state is on the table, it's worth comparing property taxes, income tax treatment of retirement withdrawals, and overall affordability before you commit, since those differences can meaningfully affect how far your equity goes.
What matters most to you in the next home?
Rather than starting with “bigger or smaller,” it helps to start with how you actually want to live: low maintenance, walkable, single-level, close to certain people, near certain amenities. Naming those priorities turns a vague sense of “it's time for something different” into criteria you can actually shop against.

And having a clear picture of where you want to land makes the decision to sell feel less like a leap and more like the next natural step.
